Sealing air leaks: the cheapest home upgrade most houses never get

Sealing air leaks costs less than almost any other efficiency work a homeowner can do, and it is the job most often skipped in favor of something bigger. New windows get quoted at five figures. A tube of caulk costs less than lunch. The gap between those two numbers explains a lot of wasted money, because in most houses the caulk fixes more of the problem than the windows would.

The drafts you feel are not the ones costing the most

A cold ribbon of air at the window frame in January is obvious, so that is where people start. ENERGY STAR is blunt about why that instinct misleads: in most homes, the largest air leaks are hidden in the attic and the basement, not around the windows and doors where drafts get noticed.

The reason is stack effect. Warm air rises through a house the way smoke rises through a chimney, escapes through gaps at the top, and pulls cold air in through gaps at the bottom to replace it. Every hole in the attic floor is a chimney the house did not ask for, and every hole near the foundation is an intake. The window draft is a symptom of the leaks above and below it.

That changes where the first hour of work goes. A homeowner who caulks every window and never opens the attic hatch has treated the least expensive part of the problem. The EPA puts the combined savings from air sealing and adding insulation at around 15 percent of heating and cooling costs, or roughly 11 percent of a total energy bill, and most of it comes from the attic and the foundation.

Sealing air leaks starts with finding them

Professionals use a blower door, a fan that depressurizes the house so outside air rushes in through every gap and can be traced with a smoke pencil. It is the accurate method, usually sold as part of a home energy assessment, and many utilities subsidize the visit. Anyone booking one should ask for a calibrated blower door and a before-and-after reading, which turns the test into a measurement rather than an opinion.

Without one, the Department of Energy’s guidance on detecting air leaks describes several checks that need nothing but attention. Outside, look wherever two building materials meet: exterior corners, the joint where siding meets a chimney, outdoor faucets, and the line where the foundation meets the bottom course of siding. Inside, work around window and door frames, outlets on exterior walls, baseboards, attic hatches, and every point where a pipe, wire, or duct passes through a wall or ceiling.

Two tricks make small leaks visible. Close a door or window on a dollar bill: if it slides out without dragging, the seal is not doing its job. A house can also be depressurized without a blower door by shutting the windows, turning off combustion appliances, and running every exhaust fan at once, which pulls outside air in hard enough that a lit incense stick flutters at each gap. A damp hand works nearly as well, since moving air feels cool on wet skin.

Matching the material to the gap

Three products cover almost all of this work, and they are not interchangeable.

Caulk seals cracks narrower than about a quarter inch between parts of the house that do not move: window and door frames, trim, sill plates, and penetrations through drywall. Weatherstripping seals the parts that move, meaning door edges, thresholds, and operable sashes. Expanding foam handles larger gaps around plumbing stacks and wiring holes, and anything wider than about half an inch takes a foam backer rod first so the sealant has something to bridge.

DOE describes caulking and weatherstripping as quick payback work, often returning their cost within a year. The materials that fail are the improvised ones. Duct tape peels off within a season and leaves adhesive to scrape, and fiberglass stuffed into a hole slows heat but does nothing to stop air moving through it.

Two details worth knowing before buying. Most caulk needs a surface above roughly 40 degrees Fahrenheit to cure and bond, so exterior work in late autumn belongs on the warmest part of the warmest day, or waits for a low temperature formula. And around chimneys, flue pipes, and anything else that gets hot, standard sealant is the wrong product: those gaps get sheet metal and a high temperature caulk rated for the job.

The jobs that pay for themselves first

The highest value targets sit in the attic, under the insulation, which is why they get missed. Top plates, the horizontal framing at the top of interior walls, usually have gaps along their length that open straight into the wall cavities. Plumbing vents and electrical runs pass through the ceiling with a ragged hole around them. Recessed light housings leak unless rated for insulation contact, and older ones need a sealed cover rather than foam packed against them. The attic hatch is frequently the single largest hole in a ceiling, and it takes weatherstripping around the frame plus rigid foam glued to the back of the panel.

In the basement or crawlspace, the rim joist is the usual culprit, along with the gaps around any pipe or dryer vent that passes through the foundation wall. Sealing air leaks in these two zones does more for comfort than anything done at eye level, partly because it slows the stack effect that drives the window drafts in the first place.

Anyone working up there should stay on the joists, wear a respirator and eye protection, and stop at the first sign of grey pea-sized granules, which can be vermiculite containing asbestos and needs testing before anything disturbs it.

Where sealing stops and other work begins

A tight house needs planned ventilation. DOE’s guidance is explicit that relying on leaks for fresh air does not work, since a leaky house takes in far too much air on a cold windy night and far too little on a mild one. Bath and kitchen exhaust fans that vent outdoors, used consistently, cover most homes. The safety case matters more than the comfort case: furnaces and water heaters that draw combustion air from inside the house can backdraft in a tightened building, sending exhaust gases into living space instead of up the flue. Those appliances should be checked after significant sealing work, and every floor needs a working carbon monoxide alarm regardless.

Sealing also does not substitute for insulation. Air sealing stops the movement of air; insulation slows the conduction of heat through solid material. Doing one without the other leaves most of the savings on the table, which is why the EPA estimate treats them as one project. Broader home energy efficiency work follows the same order every time: seal, then insulate, then look at equipment.

Window replacement belongs at the end of that list when drafts are the complaint. New units are worth buying for rot, failed seals, or hardware that no longer latches. Replacing sound windows to cure a draft that a $6 tube of caulk would fix is the most expensive answer to a cheap problem.

A working order for a weekend

  • Walk the outside first and note every joint where materials meet, then repeat the walk indoors with a lit incense stick and the exhaust fans running
  • Start in the attic: hatch, top plates, plumbing and wiring penetrations, chimney chase with metal and high temperature sealant
  • Move to the basement rim joist and any foundation penetrations
  • Caulk stationary gaps under a quarter inch, weatherstrip doors and operable sashes, foam the larger holes with backer rod where needed
  • Fit foam gaskets behind outlet and switch plates on exterior walls
  • Check combustion appliances and carbon monoxide alarms once the house is noticeably tighter
